Just tried flex seal yesterday on my roof I have had a leak that's puzzled me for years,I cleaned the area good and applied it with a brush checked it this morning it was dry had a nice rubber texture to it so I'll have to get back to you about the leak the next hard rain we get. 1-22-2018 thanks
