I am serious: you need to read this book. I had a friend sell a condo in Northern California. The area was booming in real estate, and she had a lovely, large condo. Still, she staged her house and she estimates she got more, lots more, for her house than she would have ordinarily. Staging isn't necessarily cheap; if you need to replace carpets, paint and rent furniture, it's going to cost a bit. But the price difference especially in a competitive area will be well worth it. The book has a table on refurbishment costs and their relative payback. But more practically, the book has ideas that don't cost a whole lot except time; for example, clear your basement of junk and set up a tableau of "possibilities" for the space. Go find an inexpensive indoor-outdoor green rug at an outlet store. You could put that and a rented poker table in a bright section of even an unfinished basement to suggest how to use the space. The author suggest boring but essential tasks like "paint your bright colored walls neutral beige even if you love the color" and replacing your worn carpet with neutral beige carpeting or berber. Beds should be made up to look like hotel beds; fold back the covers to show the pretty sheets. And do I need to mention the author tells each home seller to clear out closets, cupboards? It's a pain but it's also your gain. And somehow waving a copy of this in front of the stubborn member of any family who won't cooperate is more authoritative than just nagging about it. Naturally, clutter has to go. The book recommends how to arrange the stuff you do have and what to do to make each room more inviting. If you don't believe the author, take a tour of any new construction houses in your area. Go see the furnished model and then look at an empty model house if possible. One will appeal to you and one will not; yet both houses may be almost equal in value. This is why selling an empty house may not be the best idea. If you are a real estate agent, get a couple copies of this book. It will really help.Read full review
This book is a must read for any decorator... real estate agent... or homeowner who wants to sell a home fast and sell it for top dollar. Very packed with information. I bought this book because I want to professionally stage homes in my area. I'm an interior designer (Allied Member ASID) who realizes that staging a home to make it sell quickly is not the same thing as decorating a home to live in. Barb Schwarz knows her subject, she invented home staging, and, she tells you what specifically to do with checklists; where to spend money before the home is listed to make money at closing; as well as where not to spend money that the seller can't recoup after the sale. Easy to read; concise and to the point. Good examples illustrated with some color & some black and white pictures and with individual homeowner stories.Read full review
A very good book. I have been a real estate investor over 20 years and from my own personal experience I have bought (and for a substantially discounted rate at that) problematic homes just like she describes in this book. I have turend around polished them up and made a pretty penny with very little out of pocket investment. If you need to sell you house quickly and you need the top-most dollar possible then buy this book the few dollars you spend on it will directly translate into thousands of dollars made on the back end sale.
I have to confess, I didn't buy this book initially. But, instead waited for a very long time for it to become available at our local library. Once I got it and read through it, I didn't want to let go of it. I kept renewing it, until I couldn't any longer! The whole "Home Staging" process was fairly new to me. I wanted to REDECORATE MY HOME for a pending Home Sale without spending too much cash to do it. There are so many ideas here. It made me step back and really look at my home from a whole new perspective. In some cases, I found items that I'd been living with, that were not that pleasing to the eye, yet I was so accustomed to it, that I'd come to think it looked good. She's included BEFORE & AFTER PICS that show a room before Home Staging. It's fun to analyze what was done and why it was done. BEST OF LUCK with finding this book!Read full review
Staging your home is the second most important thing right behind curb appeal. If your home is staged it can easily mean and extra 5 to 10 k in your pocket. Many home sellers do everything right but miss this last step and unwittingly hand the person buying their house 10k or more in equity. Spend the money on this book the money will come back to you way beyond a hundred fold.
