Ownership Details
1) Annual, fixed week 51 (Christmas) unit # 2732, 3rd floor ocean view, building near spa, gym & lobby with it's own pool with swim up bar & hot tub.
2) Maximum flexibility: in any given year, as long as you reserve in advance, the resort will allow you to trade your fixed week 51 for either fixed week 52 or any other week (1-50) during that same calendar year
if you don't want to visit during fixed week 51.  In our 10 years of ownership, we've visited twice in week 51 and 8 times during other weeks.
3) Usage starts 2013, week 51, unless you choose to trade with resort for another week during 2013.
4) Usage ends 2032, week 51, so buyer is purchasing 20 years of usage, 1 week per year.
4) Maintenance fee is paid annually and is estimated at $846/wk (this is actual 2012 fee and has been paid).  The 2013 fee is due Jan 1, 2013 (buyer pays).

Terms of Sale
1) Winning bidder is responsible for paying the winning bid plus an estimated $275-$325 closing cost (depending on which company selected, estimates from closing companies listed below) and a fixed $500 resort transfer fee (directly from Pueblo Bonito Member Services 01/09/12).
2) Winning bidder agrees transaction closing will be completed by either JRA Services Inc ($275 estimate, wwwTimeshareResaleClosingcom) or Timeshare Transfer Inc ($325 estimate, wwwTimeShareTransfercom), both recommended by the largest timeshare users group, TUG, (wwwtug2net) for their low cost, excellent reputation and service.  Closing company prepares, records all required documentation, holds all funds in secure escrow account until transaction closes, confirms valid ownership & status of maintenance fees with resort, notifies resort of change of ownership, disburses funds to resort and seller only after ownership documents received and validated.
3) Winning bidder agrees to exchange name, address, home phone, email, and choice of closing company from above with seller within 24 hours after auction end (this information is required to start closing process).
4) Winning bidder agrees to contact chosen closing company within 2 days of auction end and start the closing process by paying the estimated $275-$325 closing cost and completing closing company's online form (name to appear on new owner documents, address, phone, email).  The payment will be held in escrow by closing company.
5) Winning bidder agrees to pay to the chosen closing company within 5 working days of auction end the balance of payment due which includes the $500 resort transfer fee plus the winning bid amount.  These funds will be held in escrow by closing company.
6) Seller guarantees free and clear ownership of the timeshare property as described in this listing, that there is no mortgage on the timeshare property and that the 2012 maintenance fee has been paid in full.  If the closing process does not confirm these statements or finds the property has been incorrectly described, seller agrees the closing company will refund all payments in full to the winning bidder and cancel the transaction.
7) NOTE: The closing companies state it can take several months to complete the closing process and record new ownership in your name due to the volume of registrations and third party inefficiencies (the closing company has no control over these third parties).



Room Details
Since the resort is built into a mountain side, virtually every room has breathtaking views of the gorgeous, large beach and the Pacific Ocean. The Executive Suite has 1 large bedroom and a large living room with dining area and kitchen. The BR has two queen beds, TV with bureau, sitting area, bathroom with large tub, shower, sink, large closets, safe & opens up to the balcony.  The living room has a queen roll out bed, TV with bureau, dining area, kitchen with refrigerator, stove top, sink, microwave, counter space, closet & opens up to the balcony.  The 2nd bathroom is accessed from living room hall and has a large shower, sink, toilet.  Both rooms open to the same large balcony with chairs, tables and beautiful Pacific Ocean views (balcony runs the full width of the unit). Total area is 1306 sq ft (room area is 1088 sq ft, balcony is 218 sq ft).  The detailed floor plan is included as last photo above.

Overall what to expect:
Overlooking the Pacific Ocean, the resort is blissfully secluded on a private coastal bluff with flowering gardens, flamingos, aviaries and swans.  Personalized service and warm hospitality complement a long list of full service amenities including an award winning spa, gourmet restaurants, 6 swimming pools and all suite accommodations.  The resort's prime location on the western tip of the Baja peninsula offers both tranquil seclusion and convenient access to the vibrant downtown corridor of Cabo San Lucas.  Couples and families come for secluded holidays and panoramic ocean/beach views.
Resort Amenity highlights: Six heated free form pools, including three infinity pools, and a unique Sky Pool, spa tubs, and swim-up bars/lunch spots are terraced into the hillside. The main pool with infinity edge is right along the beach and features a hydrotherapy section. Another pool lies at mid-slope, and two more are on the upper slope. The beach is ideal for walking, sunbathing, shell-gathering, and sunset-watching. Complimentary shuttles transport guests up and down the hillside daily.  The resort also provides all-day, complimentary shuttle service to partner resorts Pueblo Bonito Rosé and Pueblo Bonito Los Cabos Blanco on water-sports-friendly Médano Beach 6 blocks from downtown on the Sea of Cortez. Guests enjoy full access to these resorts' facilities.
Resort Amenity details: A spa with women's and men's sections containing Swiss showers, steam rooms, spa tubs with plunge pools, swimming pools, a private beach, relaxation lounges, and aromatherapy rooms.  One spa room contains twin beds and facial chairs, steam room, sauna, and spa tub.  The spa includes a complimentary air-conditioned fitness center (minimum age 16) with cardio machines, weight machines, and free weights and features a wood-floor workout studio offering spinning, yoga, and aerobics classes.
