AGAIN I AM SAD TO LET GO OF THIS PROPERTY BUT I NEED TO SELL - THIS IS A HUGE PROPERTY WHICH MAKES UP APPROX 16 CITY LOTS - I DOUBT YOU WOULD EVER BE ABLE TO FIND A UNIQUE PROPERTY LIKE THIS AT SUCH A LOW STARTING PRICE. AS I MENTIONED PARTS OF IT NEED TLC BUT SOMEBODY IS GOING TO GET A GREAT DEAL. THE RETAIL SHOWROOM ON ITS OWN IS WORTH AROUND $25,000!
SEE QUESTIONS BELOW FOR MORE INFO ABOUT THIS PROPERTY - TO AVOID CONFUSION SINCE I ANSWERED PHIL'S QUESTION BELOW I HAVE ADDED 3 MORE BUILDINGS TO THIS AUCTION INCLUDING THE RETAIL SHOWROOM WITH RUNNING WATER THAT I SAID I WOULD SELL SEPARATELY FOR $20,000. SO YOU NOW HAVE RUNNING WATER & A BATHROOM ON THIS PROPERTY.
UPDATE 3RD MAY - THE AUCTION IS NOW ABOUT HALFWAY THROUGH & BOTH MYSELF & THE REALTOR ARE BEGINNING TO RECEIVE A LOT OF INTEREST IN THIS PROPERTY. WE ALSO HAVE SEVERAL LOCAL PEOPLE WHO ARE INTERESTED IN EITHER PURCHASING OR RENTING THE RETAIL SHOWROOM BUILDING & THE OTHER BUILDINGS SEPARATELY & SPLITTING THIS PROPERTY UP. THIS IS A ROUTE THAT I MAY DECIDE TO GO DOWN AS THE VALUE OF THE RETAIL SHOWROOM ON ITS OWN IS AROUND $25,000 & I AM BASICALLY THROWING EVERYTHING ELSE INTO THIS AUCTION FOR NO EXTRA COST!!! I WOULD THEREFORE ASK ALL PEOPLE WHO ARE SERIOUSLY INTERESTED IN OWNING THIS UNIQUE PROPERTY TO EITHER CONTACT MYSELF OR THE REALTOR - VICKI CONN AT CENTURY 21 IN CONCORDIA, KANSAS - TO DISCUSS THE LISTING FURTHER AS WE MAY END UP ADDING A BUY IT NOW FOR THE RIGHT OFFER OR SPLITTING THE PROPERTY UP. OUR CONTACT DETAILS ARE IN THE QUESTIONS BELOW.
2ND UPDATE 3RD MAY - I JUST PAID THE HALF YEARLY TAXES TODAY SO EVERYTHING IS IN ORDER. TAXES WERE JUST OVER $500 FOR THE HALF YEAR.

FINAL UPDATE - 6 HOURS TO GO!!!
thanks for all of your interest and emails. Right now there are 370 people watching the auction and I have answered A LOT of calls & emails over the last 4 weeks.
The final update is that a gentleman drove out to the property recently and he loved it so I made him an excellent offer on everything but as he could only afford it if I partly financed it we could not make a deal.
Since then I have had several other people advise me that they will purchase this property if I will offer owner financing but as owner financing is not something that I am interested in doing the auction is going to run to the end & will sell to the highest bidder. SO from what I understand there are several parties who are going to bid at the last minute and if it sells for close to the starting bid of $25,000 then I am positive that is going to be a STEAL for somebody. A few years ago this property would easily have sold for double, maybe even triple the opening bid, but that's the way the property market is right now & I will sell to the highest bidder.
Again to confirm, the local Century 21 realtor will handle the closing so there will be 30 days to complete the sale and a small deposit will be required within 7 days. I will pay any commission due to the realtor. The legal costs (usually around $600 for a Kansas property trade) will be split 50:50 between myself and the new owner.
