thanks for all of your interest and emails. Right now there are 370 people watching the auction and I have answered A LOT of calls & emails over the last 4 weeks.
The final update is that a gentleman drove out to the property recently and he loved it so I made him an excellent offer on everything but as he could only afford it if I partly financed it we could not make a deal.
Since then I have had several other people advise me that they will purchase this property if I will offer owner financing but as owner financing is not something that I am interested in doing the auction is going to run to the end & will sell to the highest bidder. SO from what I understand there are several parties who are going to bid at the last minute and if it sells for close to the starting bid of $25,000 then I am positive that is going to be a STEAL for somebody. A few years ago this property would easily have sold for double, maybe even triple the opening bid, but that's the way the property market is right now & I will sell to the highest bidder.
Again to confirm, the local Century 21 realtor will handle the closing so there will be 30 days to complete the sale and a small deposit will be required within 7 days. I will pay any commission due to the realtor. The legal costs (usually around $600 for a Kansas property trade) will be split 50:50 between myself and the new owner.
