You are purchasing a (0.3125) acre lot in Polk County, Florida.  The lot is undeveloped land that is presently only allowed for recreation and not for building on.  I believe that the property is located near GPS 27.75311, -81.37814

Owners of land in this section of Polk County, Florida are allowed access to their lot only by becoming a member of the River Ranch Property Owners Association (RRPOA).  You will not NOT be allowed to camp on your lot, but all RRPOA members are allowed to use a designated primitive camping area FREE.

PAYMENT:  The buyer must arrange payment to the seller within 5 DAYS after the end of the auction.  PayPal is the preferred method of payment.  Upon seller's receipt of payment, the winning bidder will be mailed a recorded deed from Polk County, Florida Recorders Office, specifying him/her as the new owner of the property.  I have been told by the RRPOA that they will accept a deed made out to two owners, but only if they provide proof of legal marriage to each other (marriage license or drivers licenses with same last name and address).

Check with RRPOA to be sure of all current rules and regulations concerning lot ownership.

NOTE:  The sale of this property is in no way affiliated with the RRPOA.  To my knowledge, they do take part nor have any interest in the sale or purchase of the thousands of acres of land within the Association.  They do, however, require proof of land ownership before allowing anyone to become a RRPOA member.

Land owners who belong to RRPOA have access to thousands of acres.  The land is managed by the RRPOA and is utilized for primitive camping, hunting, fishing, ATV riding, and jeep riding.  It is my understanding that land owners can join the RRPOA and use the facilities if they own at least a (0.31) acre lot, which they refer to as an Access Deed lot.  A proper vehicle (4-wheel drive or ATV) is recommended to access the lot and also use the large land area maintained by RRPOA.

The RRPOA has a clubhouse, store, camping facilities, and oversees the use of the land.  Land owners who belong to River Ranch Association have the use of a huge land area for hunting, fishing and recreation.  The land is gated and members only are allowed to use the vast facilities.

In addition to managing access to the land, the River Ranch Property Owners Association sponsors many activities.  Many events have been held, such as BBQs, Christmas party, Thanksgiving event, etc.

The RRPOA also has an archery range.  The RRPOA states that they have 22 feeders throughout the hunt area and last year they provided several tons of corn to maintain the wild animal population.

Land owners can belong to the River Ranch Property Owners Association, but it is optional.  Again, only land owners can belong to the RRPOA, and only RRPOA members have access to their property.

The RRPOA has a Board of Directors and has special committees such as the Wildlife Committee, ATV Committee and Events Committee.  The RRPOA promotes safety, proper use of the land, and enjoyment of the land.

PROPERTY TAXES for tax year 2011 were fully paid on 11/01/2011.  It will be the responsibility of the new owner to pay the 2012 taxes when they come due in November, 2012.  The annual taxes should be around $2.43
