About The Resort
The resort is located within Ford's Colony, a 2,500-acre community near Colonial Williamsburg. Guests can enjoy 54 holes of golf designed by Dan Maples and the Dining Room at Ford's Colony. The resort features villas and screened porches overlooking the fairways and gardens. Amenities include a game room, day spa, clubhouse, movie theater, exercise rooms, steam rooms, whirlpool, tennis courts, an indoor pool, two outdoor pools, shuffleboard, jogging and biking trails, bike rentals, convenience store, and Pizza Hut Express.
Marriott has a Right of First Refusal clause in their contracts of ownership. This means that if you are the winner of this auction we must first inform them of your desire to purchase and the amount of the purchase. They then have the right to purchase it at the same price you offered, or waive the right to purchase, thus allowing you to buy it at the agreed upon price (your high bid plus any closing costs, transfer fees, etc.).
About The Condo
This beautifully appointed luxury vacation home (deeded as unit #3211) is in the resort's “Floating” system, which means that each year when you call to choose your week you will then be assigned your unit, but you will always get at least a spacious two bedroom “Lockoff” style home. The word “Lockoff” means that this vacation home is really TWO vacation condos in one. It has a full kitchen, two living rooms, two bathrooms, two bedrooms, and two separate entrances. The unique part about these two separate homes is that they are connected by a specially designed Lockoff door that when left open the two homes are combined, thus making it a two bedroom condo. However, that Lockoff door can be closed and secured, thus creating two separate homes that can be occupied by two separate families with total privacy.
The lovely homes at this resort are equipped with a full kitchen and two baths, private balcony, in-unit washer/dryer, and a romantic Jacuzzi tub. With over 1,300 square feet, the whole family (up to six people) will be very comfortable in this spacious unit. All homes at this resort are professionally decorated and well equipped with everything you'll need to make your stay one you'll remember for a lifetime including all kitchenware, towels, linens, pillows, blankets, etc. All you will need to do is show up and enjoy!
About The Week
This week is also in the resorts "floating" system, which means that each year you can call the resort and reserve the week that suits you best for that year. You can choose any week from the resorts "Gold" season, which encompasses weeks: 9-12 (March) and 44-47 (November, including Thanksgiving most years!). This is an Interval International affiliated resort. The ownership and usage is annual, permanently deeded, and the yearly maintenance fees and taxes total only $998, which is an exceptional bargain for a full week’s vacation in this world class location.

Most timeshares are deeded property, and as such, they go through a relatively simple yet sometimes lengthy process in order to transfer ownership (just like any other real estate transaction). New deeds must be created and executed, then sent to the county for recording, and finally sent to the resort for their own transfer processing. While the closing company we use is the best and fastest in the industry (in many cases completing the transfer in just a matter of weeks), no one can control the county or the resort management and the time they may take to complete their portion of the process. Therefore, the purchaser of this timeshare must understand that the transfer of ownership into their name may take at least sixty days or even longer. If you are not clear on this or you are the impatient type, please contact us before bidding on this item so that we may help you understand fully. Our refund policy is pretty simple and straightforward. We go to great lengths to make sure that our auctions are correct. We go thru an Estoppel process which means that we double check our information by getting the resort management to confirm our information in writing. But even with all that effort sometimes the information is wrong through no fault of our own. With that said, please know that if you find that we described the item incorrectly we will offer you a full refund and take back the item.
There is no mortgage on this timeshare. Maintenance fees and taxes are up to date. You will receive a Warranty Deed, which means that you are guaranteed free and clear title with no encumbrances.
The purchaser will begin ownership with the 2012 week, and will be responsible for the 2012 maintenance fees which will be due at the close of auction.
