Marion County High School is currently an operational Single-A High School located on 55+/- acres of land near Buena Vista, Georgia. It is located in an area where strong community support and involvement has been consistent for many years.
The main structure is a one - story brick and block building containing 101,488 +/- square feet. Construction components include: Concrete foundation, brick walls, fluorescent lighting, drop tile ceiling, and tile and carpet flooring. Other features include: Central heat and cooling, fiber optic computer wiring, and security system. It was originally constructed in the mid 1970's, and the overall condition is good for a structure of this age.
Other structures included on the site are a 10,322 +/- sf auditorium and a 3,857 +/- sf building used as an alternative school. Both have similar construction components and are in similar condition and age as the main building.
There is a fenced greenhouse near the vocational department of the school. Three separate concession stands are located at the softball field, baseball field, and football fields respectively. There are two field houses. One is a block building near the football field, while the other is a recently constructed metal building (4,000 sf) near the practice field. There is a 1/4 mile tract around the football field. There are adequate stands (visitor side). The “home side” stands and press box will be relocated. There are five tennis courts enclosed by a 10' chain link fence with top rail. A large basketball gymnasium is also on the subject property. Adequate paved parking and paved road system is on site.
Possible alternative uses include:
1. Private School – The subject is in an area where there are several nearby population centers (Fort Benning, Columbus, Americus, and Albany).
2. Church Camp or Public/Private Park – Sports fields are already established; adequate parking for buses, and many of the classrooms could easily be converted to dorm space.
3. Sports Training Facility – Many of the classrooms could be remodeled to dormitory space. More importantly, the subject is in a rural area which will limit distractions typically found on college campuses for high school aged athletes.
4. Purchase for scrap value – worst case scenario for a structure and facility similar to the subject. After structure is removed and sold for scrap, land remains for possible cattle farm.
This property is priced at a liquidation value, and the new owner may assume occupancy on August 1, 2012. The list price is for “as – is” in its current condition. No personal property will transfer with the sale. It is strongly recommended for any potential purchaser to inspect the property prior to bidding. Any uses other than a school may require a zoning change. Any items that may be considered personal property should be specifically cited in the sale contract. If a buyer is using a broker/agent, disclosure must be made and their broker/agent MUST accompany them on any inspections with the broker for the Marion County School Board. Certain background checks may be necessary for ALL individuals seeking to tour the facility when students are present. The school board and their broker would rather show the property on weekends or evenings (if possible) when the school is vacant.
