Excellent Real Estate deals can now be found in Southwest Florida, particularly on foreclosure and distress sale properties.  I myself am a Realtor, focusing my efforts on tracking and alerting clients to these opportunities. The best deals lately have been 1) affordably priced new (or newer) properties and 2) Cape Coral canal front homes with ocean access.  You can access a free list of area foreclosure properties here at this link, visit my website here, or you may browse your choice of search options on the right side of this screen. Prices on certain property categories have indeed bottomed out!  While this is not the case elsewhere in the country, it is indeed happening here-- prices had collapsed to a fraction of what they went for a couple years back, but are now increasing.  This represents a brief opportunity to buy choice properties still very near bottom.

Waterfront foreclosure properties are an ideal choice. For example, a direct sailboat access home recently sold for $157,000 that a couple years back went for $898,000. In cases like this, the home is being sold for the land value alone-- you affectively are getting the house for free.  Prime locations like this are again affordable, but an increasing number of competing buyers are finally taking note-- these are underpriced opportunities. The focus here is on Lee County, which is made up of Fort Myers, Cape Coral, Estero, Bonita Springs, and the outer islands of Sanibel, Captiva, and Fort Myers Beach. Fort Myers is the main city, while Cape Coral is a very large residential suburb to the West. Cape Coral is unique in the fact that it has hundreds of miles of canals, many of which offer access to the ocean, which we refer to as the Gulf (Gulf of Mexico).

Lee County

Ft Myers has a good size international airport (RSW), so for our Northern visitors this area is much more convenient than the surrounding counties.  Prices here are notably lower than the East coast of Florida, and our winter weather is bordering on perfection-- making it a more sought after choice than FloridaÂ’s more Northerly cities of Tampa, Orlando, Jacksonville, and Pensacola. Waterfront properties (especially Cape Coral single family homes) are my number one priority, and account for the bulk of my business.  The time is right to target select waterfront properties, and the best ones are usually foreclosures, estate owned homes, or other distress sales.

The canal system here is quite complex though, so what may first appear to be a good deal could be in a remote waterfront location.  There is a maze of canals, locks, and bridges to account for. Lately many of my customers have been foreign buyers purchasing waterfront property, especially Canadians.  It appears many are purchasing based on the perceived long term stability in buying U.S. real estate and the fact that are property is currently deeply discounted- in some cases at a third or fourth of their prior values!

This combined situation makes for an ideal opportunity to grab choice U.S. holiday homes, especially the waterfront ones. We also have the international airport right here to make flights in and out as convenient as possible.

I have experience in assisting foreign buyers to make these purchases, whether or not they are here for the actual closing. The process is fairly simple, and a large number of properties here are already owned by Europeans and Canadians. Even if you buy foreclosure properties, you are still getting a title insurance policy which will guarantee the title is free of all liens and claims.

If purchasing in cash, the process is very easy. If you are obtaining financing here in the U.S., that can be accommodated too.  Expect to need to put 30-35% of the purchase price down, and finance 65-70% of it.
