This 5 acres of land  AND Amish built Log Cabin (to be constructed) is located on a private driveway which is off Davison Road in the Town of Birdsall, NY.


To give you an idea of how large 5 acres is, it's about the size of a city block  ... or about enough area for 18 or 20 normal city house lotsplus just a few yards away are thousands of acres of NY State Forest for you to wander … or hunt … or fish … or do whatever you want on.


This IS the  ONLY 5 acre PARCEL we have that is right adjacent to thousands of acres of New York State Forest (about a hundred yards away) ... so bid accordingly.  When it's gone ... it’s all gone.


The present 5 acre parcel that is up for auction, upon which your Amish built Log Cabin will be constructed, has about 390  feet of frontage on the Private Drive ... (See the map in the photo section) ... and HAS ITS OWN potential SPRING WATER SUPPLY and has a nice large area of relatively level land SUITABLE FOR A POND


If you go back up to the top to the DESCRIPTION BOX and click on the See Map link it will take you to a Map Quest map with a small MAROON BALLOON located at the intersection of Dobson Road and George Road. This is actually about a half mile west of where this property is actually located, but, because it is so far out in the boondocks that MapQuest can't find it. So in order to get that starting point to be as close as possible to the actual location I had to trick MapQuest by using a fictitious address (7960 Dobson Road, Almond, NY 14804-9771). The actual location of this land is really in the Town of Birdsall, and not in Almond,  at the end of what MapQuest calls George Road, which is actually Davison Road. In any case to pin point this land just follow George Road about a half mile east to its end, then switch to satellite view, go just past the third large field on the right and you will see the Private Road on the left (right were that small white spot is on the satellite view). This 5 acres is just about 2 or 3 hundred feet north on that Private Drive (just beyond that small white spot). I'm sorry it is so hard to describe all of this, but, sometimes MapQuest needs a little help in order to get things right :)


Once you get the map on Map Quest you can switch from Street Map to Satellite Map by clicking the tabs in the upper right hand corner of the map. Once you switch to the Satellite Map view you will see all of the huge extent of woods all around this land.


The Private Drive we recently constructed is too new to show up on the "street map" view of Map Quest ... but, when you switch to the "satellite" view you can see it quite plainly. And if you look at the topography/plat map in the photo section you will be able to see precisely where it is situated. Map Quest recently updated its "satellite map" view so I highly recommend that you check it out. It will show you amazingly detailed terrain features...


This parcel is located only about 200’ up the Private Road from the Old Davison Road {which MapQuest mistakenly labels as George Road:( }


This parcel is in the middle of a HUGE unpopulated area of woods and old fields (which shows up on the satellite view on MapQuest) right next to thousands of acres of Bully Hill State Forest Land that is only about a hundred yards away.


If you click on the Neighborhood Profile   in that same above DESCRIPTION BOX if will give you tons of useful information ... for example ... the water quality here is much higher than the average for the nation ... and the crime rate is lower ... etc.


This land is perfect for all get-away-seekers, nature lovers, hunters, and snowmobilers, etc. that want to be surrounded by woods ... off the beaten path ... but, still have relatively easy access by way of a public roads (Davison Road) right up to the beginning of the Private Drive which then only extends another 200 ± feet into this land.


Plus it is only about one a hundred yards or so away from the first of thousands of acres of County and State Forests (Baldwin Hill State Forest being the closest State Forest).

B.  Pay us at least $498/month.


C. Pay us a flat fee of $300 per year (presently) to cover payment and administration of all Real Estate taxes.


If you elect to pay $18,000 or more down I will transfer the deed and begin the Amish built Log Cabin construction immediately (upon receipt of the recording fees … and weather permitting on the construction).


If you pay less than $18,000 as a down payment we will need to see you make at least 12 consecutive on time payments before we record the deed or start construction.


In the latter case, the amount applied to principal for the first 12 payments will be considered additional "down Payment".  


After you have paid at least 12 consecutive on time, payments   the total principal amount paid during that period will be added to your winning bid amount and accepted as the "total down payment".\

At that time, we will then record the deed to you ... and take back a wrap around mortgage (with a “deed in lieu of foreclosure” provision in case of default) securing the balance still owed. (In this case, we will only bill you for the recording fees at that time of recording.)


The monthly payments will remain the same at a minimum of $498, but the deed will be transferred to your name at that time. 


This is far better for you than not recording the deed until the land is paid for in full, as is often done on other financed land auctions listed on eBay … or in other private sales

Many who have won our auctions invariably say that the land turns out to be BETTER than the pictures.


Keep in mind that we may have taken took some of these photos in the, fall, winter, or spring time  ... so things can look rather different in summer when everything is growing.


This land is a mixture of woods and open with several nice building or camp sites here and there … and a fair view of the lower elevations to the south.


If you have a chain saw you can keep it pretty busy cutting plenty of readily available firewood.

This 5 acre parcel of land is the ONLY 5 ACRE PARCEL adjacent to State Land.



This Lot #7B is rectangular in shape. Its north and south boundaries are both about 560’ wide. And the east and west boundaries are both about 390’ wide.  That adds up to 218,400 square feet which is just a little over 5 acres of beautiful, secluded country land.

The survey/topography map in the photo section will show you the approximate bearings and distances, and the shape of the land and the elevations of the terrain look like. (Each brown contour line indicated a difference of 20 feet in elevation ... and the green shaded areas indicate older wooded areas.)


This land is VERY private and quiet. So if you really want to get away from it all, but still have reasonably easy access … this lot may be for you.


 It is definitely buildable!

They call this progress ... but, I have my reservations about that.   This kind of progress just makes it tougher and tougher to do what I do  ... i.e.  Make land available to the average Joe and Jane at a reasonable price.  All this "progress" just drives the price of country land up more and more. 


Oh well ... this is a sign of the times we live in. Many previous freedoms are being eliminated every day.


So, the hand writing is on the wallland like this may not be able to be found in the near future!



 All the more reason to get some country land now ... while you are still able to do so.

The nearest farm is well over a mile away … so once you go up the Private Drive and into this land … permanent neighbors are nonexistent ... and seclusion and wildlife abound.

The interior of the loft is extended (cantilevered) out about 1 foot on each side and about 2' in front of the first floor enclosed area.

The roof is cantilevered out 1' on each side and 4’ beyond the front wall of the 1st floor and 2’ beyond the rear wall.

There is a total floor space (main & loft) of about 332 square feet.

This Amish built Log Cabin will not contain any interior dividing walls, counters, kitchens, bathrooms, plumbing, or electrical wiring, septic system, or well, etc.

This will be just the basic Amish built Log Cabin "shell". But, it is should serve very nicely as a small camp, or initial base of operation ... or later as a guest house or storage building if you someday decide to build a larger building.

The pictures shown in the photo section are actually of other Log Cabins that we recently completed on different lots.

The design and construction of this included basic Amish built Log Cabin will be the same as the one shown in the first picture in the photo section … except it will not have upper front and rear decks, the front porch & steps or shutters. They are available as options at additional cost.

Getting to this land is pretty simple and easy ... and fast.


You are only a few  minutes away when you get off I-86!


Get off I-86 at exit 32 (the West Almond exit). If you're coming from the west, you turn left at the end of the off ramp onto County Rt. 2 (Kerr Valley Road) ... if you’re coming in from the east turn right off the exit onto County Rt. 2 (Kerr Valley Road).

Go east about 2.5 miles on Kerr Valley Road to the second right intersection (County Rt. 2A)

Turn sharply left onto County Rt. 2A and go northwest about ¾ mile to the first right (Dobson Road).

Turn right onto Dobson Road and go northerly about 1.5 miles, past the first right (Durham Rd.) to the second right (Davison Road (also called George Road).

Turn right onto Davison Road and go east about ½ mile to the end.

Right there at the end of Davison Road is the beginning of the Private Drive on the left that goes to this land about 2 or 3 hundred feet north up that Private Road.

And you are there!

This is all shown on the survey/topography map in the photo section … and the entire Private Drive also shows up very clearly on the “aerial map” view on Map Quest



There is OUTSTANDING fishing in this upper area of the Genesee River. I have a recent article from one of the local newspapers that gives a great deal of information about the superb fishing in this area of the Genesee. It is truly a premiere fishing area for trophy size trout, bass and many other species of great game and eating fish. We include a copy of that article in the "documents package" we send you if you are the winning bidder ... but we will be glad to fax or email it to you now if you email us a request.


I personally pulled out about 20 bass the last time I fished there ... but, kept only four of the bigger ones that were all over 18 inches. About noon we even beached our little John Boat, built a small driftwood fire ... and fried one up in butter for lunch ... delicious!    Now that's real sport...

There are a number of marked and groomed Snowmobile Trails accessible from this land.


And this land is right in the middle of the Ski Resort Area in what is know as the “snow belt” south of Buffalo, NY. Some of these Ski Resorts are within less than an hour drive from this land. The nearest one, Swain Ski Area, is less than 10 miles away as the crow flies.


I don't believe I exaggerate when I say that this is literally a "Snowmobiler’s and Skier’s Heaven"


If there is one thing western NY State is famous for ... its lots of snow :)




There are also a number of dedicated, marked horseback riding trails set up by the State within some of the State Forest ... only a short distance away from this land. 


They tell me they have complete facilities specific for the needs of horseback riding, feeding and corralling ... and camping.


Every year horsemen (and horsewomen) from far and wide trailer their horses in for the numerous wilderness trail rides held at these these sites. 




This area of NY State has so much to offer it is hard to know where to begin.

In addition to being only a few minutes walk to the Village of Angelica, this land is also only about 30 minutes away from Wellsville, NY.


Now, at the risk of this sounding like too much hype ... I speak truly when I say that this area is some of the best White Tail Deer country in the world. 

And the nearby Village of Angelica is one of the most picturesque little towns you will find in this part of the country. It dates back to the early 1800's.  And even back then if was a "planned community" in that it has a Village Green Circle ...  wide tree lined streets ... with many beautiful homes set way back from the street. And the small business section has been pristinely managed and kept as original as possible … even the US Post Office is an old fashioned “original”.  It’s truly very quaint.


The Village fathers ... and the good people of Angelica … work very hard at maintaining the 19th century aura.


I've never seen any other Village that has a permanent old fashion public CROQUET COURSE right on the Village Green (which is presently in the process of being completely revamped) ... now that’s "style" ... and every year they have tournaments open to the public.

Wellsville also has lots of great activities like the annual Trout Fishing Derby , and the fascinating and exciting Great Annual Balloon Rally .


This land is truly in a very picturesque rural area … (while still having the advantage of everything you might need close by)... and it is loaded with all kinds of wild game, as well as many fishing streams.

Niagara Falls, NY (and Niagara Falls Canada) are also only about two hour away … and Toronto, Canada (culturally on a par with New York City) is only about another hour and a half north of Buffalo.


All this adds up to a tourist's, and hunter’s, and nature lover’s paradise where fish & game and all kinds of recreation abound. Yet this land is easily accessed by well maintained paved Interstate, State, County and Town Roads ... and it’s right in the middle of thousand of acres of State forest lands.

The great Alleghany State Park and Reservoir is only about 30 miles to the west on I-86.




Your bid constitutes your agreement to buy as per the terms set forth herein ...




1. If you are NEW TO EBAY ... have zero ...or low (less than 10 positive feedbacks) ... or a lot of negative feedback (if you have a 98% or less feedback rating), please contact me BEFORE bidding. The purposes being for you to reassure me that you have completely read, understood and AGREE to all the terms, and that you will keep your word ... and act with integrity ... and pay your bid promptly if you win.


2. The full amount of the winning bid for the initial down payment must be paid as soon as the auction is over, either by direct wire transfer or by certified check sent by overnight delivery. The full amount of the initial down payment will then be deducted from the financed purchase price of $34,900


3. You then need to pay your monthly payments of at least $498/month starting May 15th, 2012 and then by the 1st of each month thereafter beginning June 1st, 2012 until paid in full. The length of the loan will be determined by the amount you pay each month (with a $498/month minimum). If you desire to pay only the minimum monthly payment, we can amortize these loans for up to 15 or 20 years ... but, you will save a lot of interest, and be paid off much sooner if you pay more.

Your individual amortized period will depend on how much you pay down ... and then the amount you pay each month. The more you pay the shorter the time until the loan is paid in full. That is why it is best to pay as much as you can each month. If there is still a balance owed at the end of 10 years, a balloon payment for whatever remains will be due at that time.  


4. Interest will be calculated each month and deduced first from each monthly payment at the rate of 12.95% APR which shall be calculated per day by dividing 12.95% by 365 days which equals .03547945% per day. That daily rate of .03547945% shall then be multiplied by the number of days since the previous payment. That resulting percentage amount shall then be multiplied times the principal balance remaining after the previous payment.  The result will be the amount of interest subtracted from the present monthly payment. After the interest is taken out, the remainder of the present monthly payment will then be deducted from the principal balance remaining after the previous payment. 


(If you make a payment larger than the minimum required, the whole amount which is paid over the minimum payment amount will be deducted from previous principal balance.)


(Don’t be concerned if this all sounds complicated. We will keep tract of everything for you. I only mention it here so you can be fully apprised of how the interest and payments are calculated and applied.)


5. When the entire balance is paid in full, a Discharge of the Mortgage will be recorded in the County Clerk's Office. At that time we will handle all of the document preparation and do the actual recording of that Discharge for you, and bill you for whatever small fees are required for that recording.


6. It usually takes the Town Assessor about a year to revise the tax roll to reflect you as the new owner. Until the tax bills start coming directly to you, we will simply forward them to you. The Town and County tax bills are due before January 1st of each year, and the School tax bills are due before September 1st of each year. Until the deed is transferred to you, you will be a lessee.


7. An additional fee of $25 will be due for each payment that is not received by me by the 1st of each month.


8. If any late monthly payment is not received by the 1st of the next month you will be in default. If such a default is not cured in 10 days (a total of 40 days) you will automatically lose all claims to the property, without further notification, and we will keep all money previously paid.


9. If the full amount of the down payment is not received within 24 hours after the end of the auction you will also be in immediate default and will have no further claim on me or to this land.


That's all there is to the terms.


It's really quite simple ... Just pay promptly as agreed !




There is NO small print !


Upon the conclusion of this auction, the pertinent parts of this description will be put into a written AGREEMENT, signed by me, and sent to you, which you will need to immediately sign and send back to me, which will be the governing Agreement between us.




Upon our receipt of at least the full amount bid we will forward you the following as they are prepared:


a. A signed written copy of the above mentioned Agreement (for you to sign and return), together with another signed copy of the Agreement for you to keep for your records.


b. A copy of the Warranty Deed that will transfer title to you.


c. Two copies of the Wrap Around Mortgage and Note for the balance of your purchase price. One copy of which must me immediately signed, notarized and returned to us.  (The second copies are for you to keep for your records.) We may break the total mortgage up into a 1st and 2nd mortgage depending on the needs and requirements of our lenders.


d. A copy of our original Abstract of Title (Search).


e. A stamped original copy of the Survey/topography Plat Map.


e. Two forms that the County requires that you must sign and return before we can record your deed. One form (TP-5217) is to notify the local assessor that you're the new owner. The second form (RP-584) accompanies the payment of the transfer tax.




Last year the total amount allotted for the cost and administration of the taxes for this land was only about $300.00 (about $150.00 for School taxes, due each September 1st, and about $150.00 for Town and County taxes, due each January 1st).

If you haven't already figured out the answers to the questions I posed to you at the very beginning ... I will now give you my take on them... 


You must have a dream of having your own get-a-way in the country ... or you wouldn't have endured wading through this lengthy dissertation:)


If all of the features and benefits associated with this land  DO NOT meet your particular needs ... then the answer to the  first question is decidedly NO ... you should NOT bid on this land.


But, if they DO meet most of your needs ... well then you don't need me to tell you the answer that's right for you.


As to the 2nd question ... WHY you should buy now?


To answer  that I'll first tell you the tough lesson I learned from what happened to my own Dad  ... who worked hard for 47 years in a grimy foundry  ... and then died before his time ... with the music still in him ... before he had a chance to enjoy his golden years. 


Secondly, I'll tell you the sad tale of a very nice couple who won the bid on one of my properties ... but never got a chance to enjoy their dream. Unfortunately, within a couple of days of the end of the auction she fainted. And when they did a MRI they discovered she had three inoperable brain tumors. *


Life is very short ... and sometimes much shorter than it should be. 


I have learned to live each day as if it were my last ... and dance as if no one was watching.

I’m not sure if you remember me I've been watching your auctions, I am John  ... my wife Debbie and I were the couple that won  one your auctions a couple years back.

Debbie was my wife that fainted and  then was diagnosed with the brain tumors.  If you remember, it was only a couple days after winning your auction.

I noticed you have been giving people reasons why they should buy the land of there dreams now and not to wait. 

I am glad you use Debbie and me as a good reason to do so.

Debbie was touched when I showed her your add that you remembered us ... and it is truly a very good reason to buy now and not wait ... because you never know what tomorrow will bring.

On a sadder note, not to ruin your day, my wife Debbie, who I loved very much, passed away a month ago.  She fought a long, courageous battle with the cancer.
