This 5 acres of land AND Amish built Log Cabin (to be constructed) is located on a private driveway which is off High Street (a Public Road plowed and maintained year-round) in the Village of Angelica, NY.
To give you an idea of how large 5 acres is, it's about the size of a city block ... or about enough area for 18 or 20 normal city house lots … plus we also give you the right to hunt or hike on the unsold remainder of our 117 acres.
This IS the ONLY 5 acre PARCEL we have THAT SETS RIGHT ON TOP OF THIS MOUNTAIN ABOVE THE LOVELY PICTURESQUE VILLAGE OF ANGELICA ... so bid accordingly. When it's are gone ... They're all gone.
The present 5 acre parcel that is up for auction, upon which your Amish built Log Cabin will be constructed, has about 340 feet of frontage on the Private Drive ... Once you get the map on Map Quest you can switch from Street Map to Aerial Map by clicking the tabs in the upper right hand corner of the map.
The Private Drive we recently constructed is too new to show up on the "street map" view of Map Quest ... but, when you switch to the "aerial map" view you can see it very plainly. And if you look at the topography/plat map in the photo section you will be able to see precisely where it is situated. Map Quest recently updated its "aerial map" view so I highly recommend that you check it out. It will show you amazingly detailed terrain features...

This land is quite private and quiet. So if you really want to get away from it all, but still have reasonably easy access … this lot may be for you.
It is definitely buildable!
It is essentially duel purpose land … equally well suited for a secluded recreational get-a-way, or an out-of-the-way permanent home ... and yet close enough to walk to the center of the village in only a few minutes.
There are two municipal entities that our 117 acres spans ... the Town of Angelica, and the Village of Angelica. This parcel is actually in the Town.
There are presently NO zoning regulations or ordinances in either the Town or Village of Angelica ... so you can pretty much do ... or build ... what you want... at least for the time being.
But ... things they are a-changin'. The Village is already in the process of reexamining and perhaps revising their local laws about what you can and can't do with your own land.
(The TOWN has rejected that same proposal ... which I think makes more sense.)
They call this progress ... but, I have my reservations about that. This kind of progress just makes it tougher and tougher to do what I do ... i.e. Make land available to the average Joe and Jane at a reasonable price. All this "progress" just drives the price of country land up more and more.
Oh well ... this is a sign of the times we live in. Many previous freedoms are being eliminated.
All the more reason to get some country land now ... while you are still able to do so.
All timber and surface mineral rights are included and will go to the winning bidder ... forever. There are quite a few timber grade trees on this parcel that have some timber value.
There are homes on the High Street ... but, once you go up the Private Drive and into the woods, permanent neighbors are nonexistent ... and seclusion and wildlife abound.

Go up High Street about 1/10th mile to a sharp bend to the left ... and you are there.

We are doing some improvement on that Private Drive ... so it may be under construction for a while until we get it finished.

TIMBER AND FIREWOOD:

SNOWMOBILING AND SKIING:
There are a number of marked and groomed Snowmobile Trails accessible from this land.

I don't believe I exaggerate when I say that this is literally a "Snowmobiler’s and Skier’s Heaven".

Now, at the risk of this sounding like too much hype ... I speak truly when I say that I believe Angelica is the prettiest and quaintest little Village in all of Western NY.
It dates back to the early 1800's. And even back then if was a "planned community" in that it has a Village Green Circle ... wide tree lined streets ... with many beautiful homes set way back from the street. And the small business section has been pristinely managed and kept as original as possible … even the US Post Office is an old fashioned “original”. It’s truly very quaint.
The Village fathers ... and the good people of Angelica … work very hard at maintaining the 19th century aura.
I've never seen any other Village that has a permanent old fashion public CROQUET COURSE right on the Village Green (which is presently in the process of being completely revamped) ... now that’s "style" ... and every year they have tournaments open to the public.
I sincerely believe that if you get a chance to walk down its charming streets you will agree with me that this is truly a unique and romantic little “19th century Village” quietly tucked away in the foothills of the Allegany Mountains.

It has all the things you would expect from a small city ... gas, food, hardware, Post Office, restaurants, motels, Bed & Breakfasts, Police Department, Jet capable Airport, etc. ... plus several large supermarkets, Lumber & Building Supply Outlets, a movie theater, department & specialty stores, drug stores and a full service Hospital … etc.
Wellsville also has lots of great activities like the annual Trout Fishing Derby http://www.trout-derby.com/index.html , and the fascinating and exciting Great Annual Balloon Rally http://www.wellsvilleballoonrally.com/ .
This land is truly in a very picturesque rural area … (while still having the advantage of everything you might need close by)... and it is loaded with all kinds of wild game, as well as many fishing streams.

THE TERMS AND CONDITIONS:
Your bid constitutes your agreement to buy as per the terms set forth herein ...
PLEASE PAY SPECIAL ATTENTION, AND ADHERE TO ITEM #1.
1. If you are NEW TO EBAY ... have zero ...or low (less than 10 positive feedbacks) ... or a lot of negative feedback (if you have a 98% or less feedback rating), please contact me BEFORE bidding. The purposes being for you to reassure me that you have completely read, understood and AGREE to all the terms, and that you will keep your word ... and act with integrity ... and pay your bid promptly if you win.
2. The full amount of the winning bid for the initial down payment must be paid as soon as the auction is over, either by direct wire transfer or by certified check sent by overnight delivery. The full amount of the initial down payment will then be deducted from the purchase price of $34,900
3. You then need to pay your monthly payments of at least $498/month starting September 15th, 2012 and then by the 1st of each month thereafter beginning October 1st until paid in full. The length of the loan will be determined by the amount you pay each month (with a $498/month minimum). If you desire to pay only the minimum monthly payment, we can amortize these loans for up to 15 or 20 years ... but, you will save a lot of interest, and be paid off much sooner if you pay more.
Your individual amortized period will depend on how much you pay down ... and then the amount you pay each month. The more you pay the shorter the time until the loan is paid in full. That is why it is best to pay as much as you can each month. If there is still a balance owed at the end of 10 years, a balloon payment for whatever remains will be due at that time.
4. Interest will be calculated each month and deduced first from each monthly payment at the rate of 12.95% APR which shall be calculated per day by dividing 12.95% by 365 days which equals .03547945% per day. That daily rate of .03547945% shall then be multiplied by the number of days since the previous payment. That resulting percentage amount shall then be multiplied times the principal balance remaining after the previous payment. The result will be the amount of interest subtracted from the present monthly payment. After the interest is taken out, the remainder of the present monthly payment will then be deducted from the principal balance remaining after the previous payment.
(If you make a payment larger than the minimum required, the whole amount which is paid over the minimum payment amount will be deducted from previous principal balance.)
(Don’t be concerned if this all sounds complicated. We will keep tract of everything for you. I only mention it here so you can be fully apprised of how the interest and payments are calculated and applied.)
5. When the entire balance is paid in full, a Discharge of the Mortgage will be recorded in the County Clerk's Office. At that time we will handle all of the document preparation and do the actual recording of that Discharge for you, and bill you for whatever small fees are required for that recording.
6. It usually takes the Town Assessor about a year to revise the tax roll to reflect you as the new owner. Until the tax bills start coming directly to you, we will simply forward them to you. The Town and County tax bills are due before January 1st of each year, and the School tax bills are due before September 1st of each year. Until the deed is transferred to you, you will be a lessee.
7. An additional fee of $25 will be due for each payment that is not received by me by the 1st of each month.
8. If any late monthly payment is not received by the 1st of the next month you will be in default. If such a default is not cured in 10 days (a total of 40 days) you will automatically lose all claims to the property, without further notification, and we will keep all money previously paid.
9. If the full amount of the down payment is not received within 24 hours after the end of the auction you will also be in immediate default and will have no further claim on me or to this land.
That's all there is to the terms.
It's really quite simple ... Just pay promptly as agreed !
THE SMALL PRINT:
There is NO small print !
Upon the conclusion of this auction, the pertinent parts of this description will be put into a written AGREEMENT, signed by me, and sent to you, which you will need to immediately sign and send back to me, which will be the governing Agreement between us.
Upon our receipt of at least the full amount bid we will forward you the following as they are prepared:
a. A signed written copy of the above mentioned Agreement (for you to sign and return), together with another signed copy of the Agreement for you to keep for your records.
b. A copy of the Warranty Deed that will transfer title to you.
c. Two copies of the Wrap Around Mortgage and Note for the balance of your purchase price. One copy of which must me immediately signed, notarized and returned to us. (The second copies are for you to keep for your records.) We may break the total mortgage up into a 1st and 2nd mortgage depending on the needs and requirements of our lenders.
d. A copy of our original Abstract of Title (Search).
e. A stamped original copy of the Instrument Survey prepared by a Licensed Surveyor.
e. Two forms that the County requires that you must sign and return before we can record your deed. One form (TP-5217) is to notify the local assessor that you're the new owner. The second form (RP-584) accompanies the payment of the transfer tax.
f. A copy of our original fee Title Insurance Policy.
Last year the total amount allotted for the cost and administration of the taxes for this land was only about $300.00 (about $150.00 for School taxes, due each September 1st, and about $150.00 for Town and County taxes, due each January 1st).

To answer that I'll first tell you the tough lesson I learned from what happened to my own Dad ... who worked hard for 47 years in a grimy foundry ... and then died before his time ... with the music still in him ... before he had a chance to enjoy his golden years.
