Nice 3 bedroom, 1 bath Colonial style house located in beautiful Elbow Lake, Minnesota. House sits on a 1/4 acre lot next to a large park in a quiet part of town. The house has a livingroom, diningroom, kitchen and bath on the main floor and three bedrooms upstairs. It has a oversized one car garage attached. Many recent improvements including New cabinets, counters, New stainless refrigerator and laminate flooring in kitchen. There is a new hotwater heater in basement. The house also comes with working electric stove and washer and dryer. New carpet in livingroom and diningroom.
The town of Elbow Lake has a grocery store, banks, hardware store, insurance agency, restaurants, gas stations, drug store, thrift store, Library etc... Nearest big box stores are in Fergus Falls about 20 miles away. Town has excellent school system and is very safe and family oriented.
What the house needs:
1) New heating system. Old oil system is shot. Cost for a Brand New 95% High efficency gas system installed is $2400 from a plumbing company in town. All the duct work is in house and will be reused. A central A/C system could also be installed at that time.
2) House takes in some water at the front of house during major downpours. There is a concrete slab on the front of the property that leans toward the property which should be removed. Then the front lawn should be graded away from property. Not a big deal and does not need to be done immediately. There is a sump pump in basement that immediately removes any water that gets in. It just something that should sooner or later be addressed.
3)Minor finishing work needs to be done. There is some trim and moulding pieces in the house that need to be reattached in the kitchen around the baseboard and the doors. Kitchen ceiling is missing a couple of the crappy accoustic ceiling squares and it would be better to just finish the ceiling in drywall, I think.
4)I've been told that there is a bit of a wet dog smell in the house. My guess is that it just because the house has been closed up for 6 months and the air has become a bit stagnant inside. I don't imagine it's anything that some deodorizer run through a carpet cleaner wouldn't fix along with opening some windows and airing the place out.
The pictures pretty much describe the property. I had this up for sale for as much as $59,995 at one time. The market is pretty soft right now. I do think the house would be worth at least $45K to $50K once this minor work is completed. This is a very nice location in a very nice town. I'm currently in Florida and most of my properties are in North Dakota so this is a bit of an oddball property for me and I just want to unload it. The taxes and specials run about $100 a month on the house for the next 3 or 4 years or so. After the specials are paid off the cost will go down about $500 a year. Taxes are paid to date.
