For sale is lot #536 in Unit 4, a beautiful large parcel, 2.54 acres, in Pine Meadow Ranches, in Cibola County New Mexico, on a 0% interest, low down payment contract.  Located within short hike of El Morro National Monument. Lots of trees in the area with great building sites and a perfect place to spend your summers or build a cabin while making a terrific investment.  HERE'S YOUR CHANCE TO HAVE YOUR OWN ACREAGE IN NEW MEXICO a very low price, low down and affordable monthly payments. For sale is lot #536, Unit 4 a 2.54 acre parcel on Hillcrest Drive .  This parcel is in the upper elevations elevations of PIne Meadow Ranches.  It is completely private so you have the place all to yourself.  THIS IS NOT A JUNK LOT LIKE SOME YOU SEE FOR SALE.  I DO NOT give "Conditional or Special Deeds" to my buyers when the property is paid off. Everyone gets a Warranty Deed that is guaranteed to have no liens and no surprises down the road. No credit checks or credit reporting and at a price anyone can afford.  Located in Cibola County, which is in west central New Mexico and it's a place you only dream could still exist.  A beautiful, cool place to spend your summers.  Property is being sold on a contract and the full price of this 2.5 acres is only $7950 and with the $250 buy-it-now down payment the monthly payment will be $160.42 per month for 48 months ( 4 years).  Great views of the mountains, red rock cliffs all around, the Zuni Plateau & Mt. Taylor in the distance to the north.  Here are some things to do in the immediate area: http://www.icecaves.com/hwyhilites.html  Super easy year around access. Pine Meadow Ranches is located in West Central New Mexico in Cibola County about 15 miles East of the Village of Ramah, 5 miles from the village of Pine Hill with available services, school, cafe, market, motel, bed & breakfast, art gallery, etc.  Cibola County is quiet, clean & pristine. The Gila & Cibola National Forests, El Malpais National Monument, and of course El Morro National Monument surround the area, as do two Indian reservations so you won't have a lot of people moving in to crowd you.   This area of Cibola County is a much preferred location/destination in New Mexico and he area culture is heavily influenced by Spanish and Native American history.  It would take years to explore and learn about the history.  Water is by well but there is a community well at the ranch and also at Ramah so you can get water for a small donation until you decide to drill your own well.  Well depths range from 300-400 ft. and the water is artesian in quality.  Electricity is less than half a mile away from this parcel or you can use your generator or go solar -- perfect climate and lots of sun. Septic tanks are the method of disposal. If you are a skywatcher, the lack of city lights and no pollution offer dark crystal clear skies, so break out your telescope.   Located about two miles southeast of scenic route NM Hwy 53 and the national monument.  Bring your travel trailer, your tent or start a cabin, whatever suits you.  Pine Meadow Ranches subdivision is surrounded by Indian, Federal and State Land.  There are no time requirements for building or making improvements to these lots.  All my properties have been surveyed and staked for your convenience and the streets are marked.   We accept personal checks, money orders, or Paypal and there are NO OTHER FEES. El Morro Monument (Inscription Rock) , is also the ancient water pool where the Spanish Conquistadores camped and etched their names on the rocks in 1606 and subsequent trips through the "new world."  A huge Anasazi ruin sits atop the monument which you can hike up to and explore endlessly.   These parcels are part of an old cattle ranch, nearly 4,000 acres. There are plenty of good hiking or rock climbing areas such as El Malpais National Monument, Chain of Craters, the Ice Caves or visit the nearby historic ranching community of San Rafael and see the Historic Church of the Penitente. San Rafael was the original site of old Fort Wingate established during the time of the Navajo's Great Walk. This is cowboy/vaquero country with some of the most historic ranches in the West. Very close to the historic ranching town of Ramah (15 miles) and there is also a lake at Ramah so you can go fishing. Horses are welcome if you're a rider.  Ramah is very quickly becoming an artist's community and was recently previewed in New Mexico Magazine referring to it as the "new Taos."  Frommer's Travel Magazine in 2006, named Ramah as one of the "ten top places in the world to visit."  You can also go to the famous Zuni Pueblo, just 30 miles west to shop at the weekend markets for beautiful authentic handmade turquiose and silver jewelry, all types of artistry associated with their Native American culture. They also bake fresh bread (kneel down bread) on weekends in the antique outdoor communal mud ovens. These are experiences unique to this area. Gallup is about 50 miles away and is a large town. Grants is also about 50 miles away and Albuquerque is a little over 100 miles away and is a major city.  There are numerous small stores, gas stations, schools and restaurants, medical services in the immediate vicinity. Even an art gallery and historic lookout tower (fire), campgrounds, coffee shop and cabins. The best of both worlds.  Current property taxes are less than $25 a year for this lot (New Mexico has the second lowest property taxes in the US).  Once the down payment is received, you will get a land contract and all the maps and area info for your assistance.  We pay the taxes & poa fees while the land is under contract, until it is paid in full. There is a POA but  is not anything to dread.  They keep the roads bladed, put up new signs and make sure the area stays clean.  They never, ever get into your business.  The POA fee is $8 an acre per year = $20 annually. The people who live in Pine Meadows have moved there for privacy and that's what you will have. At the time the property is paid in full, and you can prepay early, you will receive a lien free Warranty Deed. We encourage you to visit the property prior to purchase and see for youself the beauty and solitude and to answer any questions you may have.  The gallery photo is of El Morro and the other photos are of the property being offered. All federal, state, county and local laws apply. All taxes & assessments are paid in full and up-to-date.  Although home prices are down, land prices continue to appreciate or hold steady in the Western U. S.  Please check our feedback and we welcome questions.
