     This property borders the city of Burbank on the west and Brand Park on the east. As you seen in the attached file the property is surrounded by city and state owned land as indicated by the areas shaded green. The clear areas are the only remaining parcels of private land available in the Verdugo Mountains and no more will be made available.


     From the top of the property you can see into San Bernardino and Los Angeles Counties with sweeping views of Downtown LA, Long Beach, the Valley, Hollywood Hills, the Observatory, Glendale, Pasadena, Century City and the Pacific Ocean from Long Beach to Santa Monica! (You can see the ocean in some of the attached photos) The pictures simply do not do this property justice!

     Short of visiting the property yourself the best way for you to get a good feel of the topography is to visit Google Earth and look at this single lot from all angles. The property is accessible by 4X4 truck, mountain bike or hike. The rest is down-sloped to varying degrees. If you were so inclined to hike the ridges of the property you can walk the entire length of it down to the residential community consisting of million+ dollar homes. Currently the easiest way to reach the property is to drive the secured fire road Beaudry Motorway entering from Glendale and taking that about 15 minutes up to Skyline. It's definitely possible to hike in from the Burbank side on Skyline however that road hasn't been maintained by Burbank in years so currently it is too over grown to drive in from the west. You may clear and maintain this fire road yourself at your own expense should you so desire, however drivable access is currently through Glendale. There are several other ways to approach the property from within the Verdugo Mountains, all visible on satellite imagery. 

     While this property is Zoned R-1 Residential, there are several factors that would make construction of a traditional home more challenging than normal here. Primary is the fact that the property is accessible by fire road only. In order to build a residential structure the city of Glendale requires the road to be paved and for the foreseeable future these fire roads will not be paved. Therefore this property is suitable for many alternative uses including but not limited to use as a Campground site, rest area for hikers, an Observatory, Conservatory, Private Park, Public Park or any other host of recreational uses. The only limit is your imagination!  As you can see in the attached assessors map there is a conservation easement running through the property on the southern portion. The Verdugo Mountains are an important conduit for wildlife to and from the National Forrest to the north and the lower portion of this property should remain in its natural state for the preservation of fauna & flora for the beauty and health of Los Angeles County. This means you may camp, hike and relax on this lower portion but may not alter it from it's current natural state. With 117 acres at your fingertips, you'll rarely walk to these sections of the property as the fire road and flatter areas with views are in the upper half.

     I encourage you to look at all of the vacant land available for sale on the MLS in Glendale and Burbank California. You will not find a comparable property approaching this discounted offering.
