One of the cleared sites on the 10 acres.

Here's a great opportunity to purchase a private 10 acre parcel which has already been surveyed into TWO 5 acre tracts. This 10 acres DIRECTLY BORDERS over 10,000 acres of National Forest. Build your home or cabin on this property and you could spend the rest of your life exploring and hunting the National Forest.

This special property is located within a small, private area called Wilderness Lake. Every property owner within Wilderness Lake has deeded access to the small private lake and a walking/riding trail around the lake.

This property is one of the very special properties within the Wilderness Lake area with DIRECT FRONTAGE on the Mark Twain National Forest.

A winter photo showing the private lake within the development. We call the lake Wilderness Lake (also the name of the development) but it is shown on some maps as Nichols Lake. All property owners within the development have full rights to use the lake and area around the lake (totaling about 30 acres) for fishing, hiking and camping. All of the lots within the development come with a 50% interest in mineral rights as well as full water and timber rights.

You are bidding on the DOWN PAYMENT ONLY for this 10 acre property. The FULL SALES PRICE ON THIS PROPERTY IS A SUPER-LOW $28,850. The monthly payment will depend on the amount of the down payment and will be calculated based on about a 15 year term. With a down payment of under $1,500 the annual interest rate will be 9 3/4% and the monthly payment amount will be $305.

That's a deal that is tough to beat! This parcel may be shown as "SOLD" on our website while this auction is running as the reduced price is available ONLY through this Ebay special.

Please read the section toward the bottom of the auction labeled TERMS OF SALE for all of the details of how you can reduce your annual interest rate to as low as 5 3/4% and your monthly payment to as low as $200!

Click on the photo above to see a video of the 10 acres. If the video will not work please let us know and we will email you the direct link.

Here's a great chance to own a ten acre property giving you plently of room to build and camp AND with DIRECT access to THOUSANDS of acres of Mark Twain National Forest on which you can also hunt, camp and play.

This photo was taken from the development looking into the National Forest. The Mark Twain National Forest can be used for hunting, camping, horseback riding, hiking and fishing as well as many other activities. You can build or camp on your 10 acre property and literally spend YEARS exploring the National Forest!

This plat map shows the general layout of the Wilderness Lake area. The development is bordered on the north and west sides by the Mark Twain National Forest. A private road circles through the development giving access to every lot. The lake and area around the lake (as shown on the map) are easement areas which each property owner can use and enjoy. The main road in Wilderness Lake is drivable in any type of vehicle although a pickup truck or suv is preferable. The pink lines on the map indicate additional trails which can be used to access the National Forest and Lake Area.

You are bidding on Lots 6 & 7 which are found on the top of the map above. Each lot is 5 acres in size and each lot borders the National Forest along its entire north side.

Here is a close up of the survey map for the property. The 10 acres has over 350 feet of direct frontage on the National Forest and over 700 feet of frontage on the easement road (south side).

There are two cleared driveways on the parcel, each of which leads to a cleared building/camping site (one on Lot 6 and one on Lot 7). On Lot 6 there is a cleared walking/atv trail which starts at the campsite and goes north all the way to the National Forest.

This photo was taken in about the same location as the previous photo except this time we are looking east and the land is on the right side of the road.

Looking towards the cleared site on the west side of the property.

Trees on the property.

Trees on the south side of the property.

The property is located about five miles south of the town of Winona, Missouri. Winona is a great small town with schools, restaurants and stores. Branson, Missouri is less than three hours from the property. St. Louis is about 135 miles from the property. The county seat is Eminence, Missouri and is about half an hour from the property. Eminence is well know for its trail rides, fishing, floating and festivals.

This Missouri map shows the property relative to several large cities.

A close-up view of the previous map. The property is just a short drive from several large rivers including the Current River, Jack's Fork River and Eleven Point River.

The area was logged a few years ago so there is quite a bit of brush scattered around different areas. All property owners within the development have the right to use dead or downed trees within the road easement for firewood purposes (through 2015). Bring a chainsaw and you could get a lifetime supply of firewood with a little bit of work.

This area map shows the route to the property from the town of Winona. From Highway 60 just go south on Highway 19 for 2 1/2 miles then go east on County Road 580 (a gravel road) for 2 1/4 miles and you will see the entrance to Wilderness Lake on the left side of the road. The entrance is a double set of blue gates. The gates are generally closed and although they may appear to be locked they will NOT ACTUALLY be locked. County Road 580 may be shown as "Old Tram Road" on your GPS unit. Set your trip-meter when you turn south onto Highway 19 as it is almost exactly 2 1/2 miles until you go east on County Road 580.

This photo was taken from County Road 580 looking at the entrance gates to Wilderness Lake.

In this photo we have turned off of County Road 580, gone through the entrance gates and we are on the easement road which serves the properties within Wilderness Lake.

This photo was taken at the far east side of the lake by the dam. Across in the distance you can see a truck parked by the water.

This picture shows part of the little recreation trail that goes around the lake within the easement area.

Wilderness Lake was specifically designed to be a "Natural Development". This means that it has far fewer restrictions then a standard development ensuring owners will get a maximum amount of enjoyment from their properties while safeguarding their investment.

Property owners may build their own cabins or homes of any size (no minimum square footage requirement) with NO PERMITS REQUIRED! Property owners may hunt or trap on their property (as well as in the National Forest). Property owners may camp on their properties up to 45 days a year in a tent, RV or camper. This 45 day period simply keeps permanent "campers" from living in a tent or RV on any of the parcels. Once you build a cabin or home you are, of course, welcome to stay on your property year around if you choose.

The minimal restrictions on the parcels include:

No single wide mobile homes are allowed on any property within the Wilderness Lake Development.
No garbage or unused materials (with the exception of firewood) may be stored or allowed to collect on any property within the Wilderness Lake Development.

There are no building codes in the area so you are free to build what you like without a building inspector poking around your property. Bring your family or a few friends and you can have a small hunting cabin put together in a couple of weeks! Electric and phone are on the easement road about a quarter mile from the property. Water would be by well or cistern. A standard septic system is generally a good choice for waste disposal for a large home but for a vacation cabin many people find an outhouse to be very usable, and they don't smell when maintained properly! The inexpensive Wal-Mart camping toilets are great for temporary usage as well. A simple lagoon can also be an excellent choice for waste disposal and in fact many new homes in the Ozarks use lagoons, which generally cost just a few hundred dollars to dig/install.

The Wilderness Lake area totals only 50 lots so the development will never be crowded. Access to the lake and the National Forest give these properties special value and excellent investment potential. Rarely can you own an investment that your family and friends can really use and enjoy. Load up the 4-wheelers and have some fun!

You are bidding on the DOWN PAYMENT ONLY for this property. The full sales price for the entire 10.0 acres is $28,850. The high bid will be subtracted from this purchase price and the winning bidder will enter into a contract for the balance with monthly payments of $305 and an annual interest rate of 9 3/4% (payments include principal and interest). Taxes and maintenance fees on the property will total about $200 a year and are already taken care of for 2013. There are no prepayment penalties, no hidden fees and no balloon payments. When the land has been paid for in full the winning bidder will receive a free and clear Warranty Deed.

Please note that a larger down payment will substantially reduce your interest rate and monthly payment amount (payments based on about a 15 year term). With $1,500 down your rate drops to 7 3/4% and your monthly payment drops to $260. With $2,500 down your rate drops to 6 3/4% and your monthly payment drops to $235. With $5,000 down your rate drops to 5 3/4% and your payment drops to $200. Also please note that you have six months to ADD to your down payment in order to reduce your interest rate!
