You are bidding on the full purchase price of a plot of land in Cherokee Village Arkansas USA. This is a lovely mid American rolling mountain hills area. The village of approximately 4000 residents is about 2 hours drive from Memphis airport. The village has excellent facilities and is a Golfing fanatic’s dream. I bought this plot 7 years ago with the intention of a long-term investment for my kids or log cabin dream for myself. It’s just nice to own a little piece of America. Now personal circumstances force a regrettable sale.
The plot is rectangular and measures approx 80ft wide front by 175ft deep by 100ft at the rear. The plot fronts a tarmac road and across the road is Lake Thunderbird (264 acre). This is approximately 50m distance.
The plot has full building rights and is free of any liens or charges. Mobile homes and camping are not permitted. There is no time limit on building, or requirement to build at all. The plots on either side and across the street have been built on so you will not be alone and it is not out in the middle of no-where. Other local plots have also been built on, making this an ideal purchase. The plot is elevated from the lake and slopes slightly toward the lake, which is perfect for building on. The plot is unfenced but the site co-ordinates are registered with local surveying authorities and so there can be no quibble over your boundaries.
The plot is covered with natural vegetation and small trees. This gives good scope for building a natural woodland hideaway or you can choose to just leave it as an eco-spot for wildlife. There is electricity and telecoms nearby in the street.
If you just keep the plot as it is then the annual local tax is around $135. You can pay these by credit card on the phone no problem. Sharp County current taxes are paid up till Oct 2012 already. I have all the full paperwork and title deeds in my name. This would need to be transferred by a US realty agent / lawyer upon sale. As I said before, it’s easy for me to buy US land in the UK but not so easy to transfer, that’s why I want a buyer to deal with this all themselves, I’ll just co-operate, not co-ordinate. Please don’t bid if you can’t handle this. Do you own due diligence on all the legals.
I do not have any pictures of the plot, only the plat map, but you can view it on Google Earth program on your PC you may view the plot at 65 Winnebago drive. Streetcam view gives a nice shot up the road and across the lake.
The opening bid is a mere $999 and the buy it now is just $2750. The price is way less than similar real estate advertised plots in the area so grab a bargain! I originally paid $5000 for this.
