My Objective is to open my Own Comic Shop

OK, So I know this is not so much a guide and more or less a plee for help, But at this point I'm not sure of what to do... I've had a long standing Ebay comic book store (which I closed this past september do to the rediculous fee structure: see My guide) I have an extensive silver and golden age comic book collection, thanks to all the other ebay sellers, and I have a dream.

My problem know is were to go next, I have began to save money (about 5g's) and have decent credit but financial institutions say that that is not enough. I am told that comic book shops are a risk to creditors because they depend on the economy being great and the product values fluctuate up and down far too much. I've been told, by one creditor that the collection I was putting up had no real value because comic book values are only based on what a customer will pay that day and that overnite the figure could go to Zero..!!!

Is our hobbie so disposable???
